This website, sanzen.ae (the "Website"), is operated by SANZEN, a real estate development brand encompassing the following legal entities:

  • Sanad Investment & Development LLC — registered in the Emirate of Sharjah, managing the Sukoon project and related Sharjah developments.
  • Zennova Realty Real Estate Development LLC — registered in the Emirate of Dubai, managing the Zen Lagoons project and related Dubai developments.

(collectively referred to as "SANZEN", "we", "us", or "our"). By accessing or using this Website, you agree to be bound by these Terms & Conditions and our Privacy Policy. If you do not agree, please do not use the Website.

Part A — General Terms of Use

1. Website Use

  • The Website provides information about SANZEN's real estate projects, allows prospective buyers to register interest, schedule viewings, and make online payments.
  • All content on the Website — including text, images, floor plans, renders, videos, and branding — is the intellectual property of SANZEN and may not be reproduced, distributed, or used without prior written consent.
  • While we endeavor to keep information accurate and up-to-date, project specifications, pricing, availability, layouts, and renders are subject to change without notice. Official terms are confirmed only via signed Sale & Purchase Agreements (SPAs).
  • The Website may contain links to third-party websites. SANZEN is not responsible for the content or practices of any linked sites.

2. User Conduct

You agree not to:

  • Use the Website for any unlawful purpose.
  • Attempt to gain unauthorized access to any part of the Website or its systems.
  • Interfere with the Website's operation or security.
  • Submit false, misleading, or fraudulent information.
  • Use automated systems (bots, scrapers) to access the Website without prior written consent.

3. Disclaimer of Warranties

  • The Website is provided "as is" without warranties of any kind, express or implied. SANZEN does not guarantee uninterrupted, error-free, or virus-free access.
  • Property information, including pricing, layouts, and availability, is indicative only. No representation on the Website constitutes a binding offer.
  • SANZEN shall not be liable for any direct, indirect, incidental, or consequential damages arising from your use of the Website.

Part B — Online Payment Terms

4. Contracting Entity

When you make a payment through the Website, the contracting entity depends on the project:

  • Payments for Sukoon or other Sharjah projects: Your contract is with Sanad Investment & Development LLC. Governed by the laws of Sharjah. Sharjah Courts have exclusive jurisdiction.
  • Payments for Zen Lagoons or other Dubai projects: Your contract is with Zennova Realty Real Estate Development LLC. Governed by the laws of Dubai. Dubai Courts (including DIFC where applicable) have exclusive jurisdiction.

5. Payment Methods & Processing

  • Payments may be made using accepted payment methods as displayed at checkout, which may include Visa, MasterCard, Apple Pay, Samsung Pay, bank transfer, or other methods enabled from time to time.
  • All payments are processed through authorized third-party payment service providers. SANZEN is not responsible for technical or processing errors caused by the provider.
  • You are responsible for verifying that all transaction information is accurate before confirming payment.
  • SANZEN does not accept liability for incorrect transactions resulting from inaccurate data entry or factors beyond its control, including internet connectivity or device errors.

6. Booking Fees & Non-Refundable Payments

  • Payments under booking-reservation forms and Sale & Purchase preliminary agreements are strictly non-refundable.
  • Payments may be made for invoices, payment orders, or agreed booking fees generated by SANZEN.

7. Refunds & Fees

  • Payments made by credit or debit card may be subject to a merchant service fee. International cardholders may incur additional fees charged by their issuing bank.
  • Refund requests (where eligible) must be made in writing with proof of overpayment and sent to finance@sanzen.ae.
  • Refunds will only be made to the original payment method used. Processing time is typically 14–30 business days. SANZEN will acknowledge refund requests within 14 business days.

Part C — Privacy Policy

This Privacy Policy complies with the UAE Federal Decree-Law No. 45/2021 on the Protection of Personal Data ("UAE PDPL") and describes how SANZEN collects, uses, stores, and protects your personal information.

8. Information We Collect

  • Information You Provide: Name, email address, phone number, property preferences, and identification documents when required for SPAs.
  • Information Collected Automatically: IP address, browser type, pages visited, time spent, referral source, and active cookies.
  • Information from Third Parties: Lead data from advertising platforms (Meta, Google) or broker referrals.

9. How We Use & Share Your Information

SANZEN does not sell your personal data. We use your data to:

  • Respond to enquiries, process bookings, and manage SPA-related procedures.
  • Communicate updates, payment reminders, and marketing (with consent).
  • Comply with legal obligations (RERA, DLD) and prevent fraud.

We may share your data with payment service providers, regulatory authorities, or marketing platforms (using anonymized hashing) for advertising optimization.

10. Cookies & Tracking Technologies

The Website uses essential cookies for site functionality and analytics/marketing cookies (Google Analytics, Meta Pixel) to improve services. You can manage cookie preferences through your browser settings.

11. Your Rights

Under the UAE PDPL, you have the right to request access, correction, deletion, restriction, portability, or objection regarding your personal data. To exercise any of these rights, contact us at legal@sanzen.ae. We will respond within 30 days.

Part D — General Provisions

12. Indemnity

You agree to indemnify and hold SANZEN harmless from any loss, cost, or expense arising from breach of these Terms, intentional misuse of the Website, or negligent acts while using the Website.

13. Amendments & Governing Law

  • SANZEN reserves the right to update these Terms & Conditions and Privacy Policy. Material changes will be posted with at least 14 days' notice.
  • These Terms (excluding Part B payment jurisdiction) are governed by the federal laws of the United Arab Emirates.
  • For all general disputes, parties shall first attempt amicable resolution. If unresolved within 30 days, the Dubai Courts shall have exclusive jurisdiction.
